Our aim is to make selling your property as simple and beneficial as possible, from an accurate valuation of your property, through to completion of your home sale. We aim to get you the best price in the fastest possible time, with minimum disruption to your life, so you can focus on your priorities without having to worry.

How it works:

Step 1: Valuation

Our dedicated sales team we will come back to you within 24 hours with a valuation which will include comparable, and knowledge of your local area and recent sold prices in your area in order for you to make an informed decision. 

Step 2: Matching with buyers

Our buyers’ profiles are extremely diverse, and we pride ourselves on matching buyers with their ideal property. That’s why, before any buyer has the opportunity to view your home, they will have gone through our rigorous qualification process.

This process is unique to us. It not only ensures that prospective buyers are aware of their own responsibilities, but also provides our sales experts with a comprehensive understanding of each buyer and their requirements. That means, when it comes to selling your home, we will already have a bank of prospective buyers who we know are actively searching for a property like yours.

Step 3: Marketing

Your property will be listed on all major national portals and will be premium listed and featured at the top of each page. 

A professional photographer will also be used in order to maximise the feel of your home and present it in best way possible. 

We will also introduce your property to our extensive client portfolio of clients looking for property in your area whether they be investors or clients looking to buy to live. 

Your property will also be highlighted in our office window and on our social media, and online brochures will be sent out to the right people who are serious about buying. 

Step 4: Viewings

Communication is key! Your dedicated sales expert will take instruction from yourself on how you feel you want your property to be presented and how you’d like us to go about viewings during times that work best for you. 

We also offer interior design and digital dressing services to assist in increasing your home’s cosmetic and market appeal ahead of viewings, should you wish to use them.

All viewings are accompanied, and we will provide you with extensive feedback on each. This will include the thoughts of potential buyers and any relevant trends we’re seeing that might affect your property. 

Step 5: Negotiations

Any offer will instantly be feed back to you along with details on who the buyer is and what their situation might be i.e., are they a first-time buyer, are they in chain or are they an investor etc? Your decision will be final and fed back on your behalf to the prospective client. 

The final decision about whether to accept an offer is yours, but we will use our extensive experience to advise you as to whether we think it’s a good offer or not given the circumstances and your urgency in selling.

If, for any reason, you choose not to accept an offer, we’ll work on your behalf to negotiate with the buyer to agree on an acceptable price for your property.

Once you accept an offer (and breathe a sigh of relief), a Memorandum of Sale is drawn up to record the agreement between seller and buyer and your property will normally be removed from or marked “sold subject to contract” on property listings.

Step 6: Completion

Success! Once the offer has been formally accepted, we will guide you and your buyer through to a successful exchange of contracts and completion. Our role is to ensure that the sale progresses and to liaise with you and your buyer, facilitating any further buyer visits.

We also work with carefully selected London-based solicitors and trusted financial brokers, who will deliver a quick and seamless experience.

Finally, we will guide you through your key responsibilities ahead of exchange with a detailed and easy-to-follow pre-completion checklist, taking you right up to handing over the keys.
